Order a Roof Certification
Tell us the address, the roof type if you know it, and the date you need this by. We will quote a flat fee for the inspection and the document, and tell you honestly whether your date is achievable.
What we need from you
- The property address
- Your closing date, or the date the lender or carrier needs the document
- The roof type if you know it — composition, tile, metal, flat
- What term the lender or insurer requires, if you have it in writing
- Whether the property is occupied, tenanted or vacant, and how we get access
- Whether there is a known leak or a home inspection report we should read first
What you get back
- A flat-fee quote for the inspection and certification, before we come out
- A full inspection including attic access where it exists, and tile lifted in representative areas on tile roofs
- Photographs of everything of concern
- If certifiable: the signed document with our licence number, promptly
- If not: an itemised repair scope with each item priced and photographed, plus a per-sheet rate for any sheathing
- If the roof is at end of life: a replacement quote and an honest timeline, rather than a repair list
What we will not sign
A certification on a roof that does not merit it, including after being paid for the inspection, and including when a closing date is at stake. That document has our licence number on it.
Verify that licence, and any other contractor's, at cslb.ca.gov before relying on what they signed. A certification is worth exactly the licence behind it.
A note on what this document is
A certification states an observed condition on a date and an estimated remaining service life. It is not a warranty, not insurance, and not a structural assessment. Whether a particular lender, underwriter or carrier accepts it is their determination and not ours.
Common questions
How fast can I get a roof certification?
If the roof is certifiable as-is, the document follows the inspection quickly. If repairs are needed, the calendar depends on scope, weather and whether a permit is required. Give us your date and we will be straight with you about it.
What if my roof does not pass?
You get an itemised repair scope with photographs and prices, or — if the covering is at end of life — a replacement quote and an honest timeline. What you will not get is a signed certification on a roof that does not merit one.
