Fitting It Into an Escrow
Almost every problem with a roof certification is a calendar problem. The work is not slow; the discovery is late.
Realistic sequence
- Inspection scheduled — access is usually the constraint, not our calendar
- Findings and, if the roof is certifiable as-is, the signed document shortly after
- If repairs are needed: a written itemised scope, then approval, then scheduling
- Repairs performed, photographed, and the certification issued on completion
- Permit, where the work requires one, which adds calendar time that cannot be compressed
What actually causes delay
- Rain — roof repairs need dry conditions, and a Sacramento winter storm cycle can stall a week
- Access: gates, dogs, tenants, and vacant properties with no key
- Waiting on a decision about who pays for which repair item
- Discovering rotted sheathing, which adds work mid-repair
- Permit review, where the scope requires a permit
Order it pre-listing
A certification obtained before the house goes on the market costs the same and removes every one of these risks. The seller learns the roof's condition when they still have time, repairs are done at leisure, and the document is in the file before a buyer asks.
It also removes the roof as a renegotiation lever during the inspection period, which is frequently worth more than the certification costs.
Vacant and tenant-occupied properties
For roof access we need to reach the exterior, and for a proper inspection we would like attic access where it exists. Tell us up front if the property is tenant-occupied or if attic access is blocked — it changes the scope of what we can honestly certify.
Common questions
How fast can you issue a roof certification?
If the roof is certifiable as-is, the document follows the inspection quickly. If repairs are needed, the calendar depends on scope, weather and whether a permit is required. Tell us your closing date when you order and we will tell you honestly whether it is achievable.
Can you inspect a vacant property?
Yes, provided we can get to the exterior. Arrange gate access and let us know if the attic is inaccessible, because that limits what we can honestly state in the document.
