For Agents & Escrow Officers
You do not need a roofer who can sell. You need someone who answers the phone, gets out there quickly, and produces a document that does not create a new problem.
What we do for your file
- Scheduling measured against your closing date, with an honest answer about whether it is achievable
- An itemised repair scope with photographs, so you can negotiate specific items rather than a lump sum
- A clear signed certification with the licence number on it
- A replacement quote alongside it where replacement is genuinely the answer
- Direct communication with escrow where you want us to deal with them rather than relay through you
What we will not do
- Write a remaining-life term the roof does not support, however much pressure the closing date creates
- Bundle repairs into a single unexaminable number
- Tell you a document will satisfy an underwriter or a carrier, because that is not our determination
- Certify a roof we have not properly inspected
The advice worth giving your sellers
Order the roof inspection pre-listing. It costs the same, it removes the appraisal surprise, it lets repairs happen at normal speed and cost, and it takes the roof off the table as a renegotiation lever during the inspection period.
The sellers who have the worst experience with roofs are always the ones who found out at appraisal.
One contractor for the rest of it
Cutting Edge General Contracting holds a General Building licence, CSLB #1007180, so the dry rot, fascia and carpentry that frequently accompany a roof finding can sit under the same contract rather than requiring you to coordinate another trade inside an escrow window.
Roofing is installed by a licensed C-39 roofing contractor under subcontract, as Business and Professions Code §7057(b) provides.
Common questions
Can you work directly with escrow?
Yes — scope, invoices, and the signed certification sent directly to escrow where you want that, so you are not relaying documents.
How quickly can you get to a property?
Tell us the closing date when you call and we will give you an honest answer rather than an optimistic one. Access is usually the constraint, and weather is the other.
